What types of payment methods do you accept?
We accept Checks and Money Orders at our office location. Also, we offer our tenants the opportunity to pay by ACH, debit and credit card payments online. There is a convenience fee charged per transaction for the use of debit/credit cards that will not be applied towards rent.
When is rent due?
On the 1st and late after the 5th.
Can I mail my rent check in?
Yes. Make sure it is received on or before the 5th to avoid a 10% late fee. Make sure your rental address is written on the check so that it is credited to the correct account.
What are your late fees?
10% of your rent after the 5th of each month.
Can I pay rent after hours?
Yes, there is a drop box to the left of the front door. Make sure your address is written on your check or money order.
Please obtain a room-mate release form if you are changing room-mates & check with the office for correct procedure to follow to prequalify any potential new room-mates.
If I am going to move, what do I do?
A written notice needs to be submitted to our office before the 1st of the month in which you are planning to move out (see forms below). You will need to notify the utility companies and the post office that you are moving. You need to leave the unit clean (see forms below). Schedule a move-out inspection with your resident manager or the main office. You will need to return your keys, and your forwarding address, to our agent at your scheduled walk-through.
What happens if I have to move out before my lease is finished?
You will need to comply with the terms of your lease. It is best to talk to the office or your resident manager to better understand your options and communicate your intentions.
After I move out, when will I get my security deposit back?
Security deposits and security deposit refund accounting forms will be mailed within 14 days after move out.
What should I do if I have a maintenance problem?

What is the Tenant Portal?
The Tenant Portal is a convenient way for tenants to view and pay their bills online (24/7). You can also set up automatic payments and email reminders. Access to the Tenant Portal is found on our Home Page.
Can I pay rent after hours?
Yes, you can pay your rent 24/7 via the Tenant Portal. Additionally there is a drop box outside of our main location.
What are ACH payments?
ACH payments are electronic transfers that transfer funds from one bank to another. In order to make an ACH payment you will need to create a tenant portal, and have your Routing & Account numbers for either a checking or savings account.
