What types of payment methods do you accept?
Checks and Money Orders. We also accept debit/credit cards for rent payments and any other charges. There is a convenience fee charged per transaction for the use of credit cards that will not be applied towards rent.
When is rent due?
On the 1st and late after the 5th.
Can I mail my rent check in?
Yes. Make sure it is received on or before the 5th to avoid a 10% late fee. Make sure your rental address is written on the check so that it is credited to the correct account.
What are your late fees?
10% of your rent after the 5th of each month.
Can I pay rent after hours?
Yes, there is a drop box to the left of the front door. Make sure your address is written on your check or money order.
ROOM-MATE RELEASE
Please obtain a room-mate release form if you are changing room-mates & check with the office for correct procedure to follow to prequallfy any potential new room-mates.
If I am going to move, what do I do?
A written notice needs to be submitted to our office before the 1st of the month in which you are planning to move out (
see forms). You will need to notify the utility companies and the post office that you are moving. You need to leave the unit clean (
see forms for cleaning instructions). Schedule a move-out inspection with your resident manager or the office. After you have moved out, you will need to return your keys to our office and provide a forwarding address.
What happens if I have to move out before my lease is finished?
You will need to comply with the terms of your lease. It is best to talk to the office or your resident manager to better understand your options and communicate your intentions.
After I move out, when will I get my security deposit back?
Security deposits and security deposit refund accounting forms will be mailed about 14 days after move out.
What should I do if I have a maintenance problem?
You may submit a request online, under the maintenance heading, or call the office at (402) 342-1005.
